Where is the best place to buy in Irvine, CA?

We are looking for a home in Laguna Niguel in the $900,000 - $1,400,000 range. What is the best neighborhood? We are looking for a neighborhood that has a lot of young families with kids.

How do the cities of Laguna Niguel, Aliso Viejo and San Juan Capistrano compare?

Do condos and townhomes in Irvine have a good resale value?

My husband and I are currently renting in Mission Viejo. Any recommendation about the best time to buy? Our lease ends in July.

Is it worth it to spend $100,000 more and buy in Irvine vs. Tustin? If so, why?

If I buy in a new development, do I need a realtor? If so, why? I am interested particularly in the Columbus Grove area in Irvine, California. I currently would like to spend $80,000 less than the price of the home I'd like to buy. How feasible is an offer like this?

I was wondering if it was better to buy a smaller attached condo in Westpark or a bigger detached condo in Woodbury. I've heard that Westpark is a good area to buy. Thank you for your advice!

How is the real estate market for Woodbury? What is the estimated price for a condo that has a downstairs unit that is not connected to an upstairs loft, but has 1.5 bathrooms? Is it worth it to purchase the property for a cheaper price and then add a staircase to the upper loft? Thank you!

Selling vs buy in a buyers market...It seems a Catch 22. I have to sell to afford to buy..So I am selling at a lower price but potentially buying at a lower price too? I own now, with a single income, but am looking to move to a nice, more expensive neighborhood, with a dual income household. Does it make sense to make the move in today's market?

What is a good faith deposit?
